80% of Owners Manage Their Own Rentals...Why Would They When We Offer a "Happiness Guarantee"?

I was shocked to learn that it is estimated that 80% of investment property owners manage their property themselves. We are talking about a lot of properties and owners. There are over 5,000,000 rental properties in California, so that means nearly 4,000,000 properties are not professionally managed. Why do owners self-manage? Here are a few reasons: 1) They like managing the property. It may be the owner's "job". 2) They don't trust property management companies. 3) They think property management is expensive (10% or more) and will deprive them of profit. 4) They don't want to be in a long term contract. 5) They are of the understanding most property management companies offer bad customer service. 6) They hear property management companies nickel and dime you and overcharge for their vendor services. I understand that many owners have worked hard to buy that investment property, it may be an important source of income and they don't want to give up control. If an owner who manages their own property turns over management to us, they can cancel their contract after 6 months and we will return 1/2 of their fees as long as they cancel in writing before the 12th month. They can still cancel our contract after the 12th month, but they will not receive any management fees back. I hope this program gives these owners piece of mind: no long contract, easy to cancel, and if they think they can manage their property better than us after giving our company a try, they get back 50% of their fees.
