Over 250 Tenants and Only 1 "3 day Notice to Quit" in April

I was informed by my staff that even with over 200 properties and 250 "doors" (some properties have a number of units) under management, we only had 1 tenant that did not pay on time and we had to post only one "3-day notice to quit". Wow. Perhaps it is our better tenant system, how we screen prospective tenants, or just good luck, but to have a .4% delinquency rate is simply amazing. For those owners still nervous about the cost to evict a tenant in breach of contract, we do offer our "Better Tenant Guarantee" whereby we pay for the cost of an eviction for a tenant we place in the property for an additional monthly fee of 1%. But if this low rate of delinquency continues, why would you pay this fee? Part of this success in tenants paying on time is their understanding that if they do not pay, we do not hesitate to keep their feet to the fire and keep them to the terms of the contract. I know every month will not necessarily have this same low delinquency rate, but if prior performance is an indicator of future results, I wouldn't mind managing 5oo doors and having two delinquent tenants.
