Why I Love The Property Management Business

I have been in the real estate and finance business since 1988 and have been involved with real estate sales, mortgage sales, managing loan agents, managing real estate agents, new construction, commercial sales and even private banking. But of all the things I have done, and still do, nothing gives me more pleasure than property management. As we expand to San Diego, Riverside and San Bernardino and I commit financial and personal resources to growing Progressive Property Management, it is a valid question to ask why. Here are the reasons I love property management: 1) Owners need us. We keep our owners out of trouble with the tenants, vendors, the government and oftentimes, from themselves. They can treat their property as an investment and not a drain on their time. 2) Tenants need us. Most tenants don't know the laws and what their rights are. Many times they believe they are entitled to repairs, a credit or a break in the contract even though they are not. We make sure the appropriate repairs are done in a timely manner and they appreciate that. 3) Our clients gladly pay our fee. Few are excited to pay 5 or 6% to an agent to sell their property, but our clients gladly pay our monthly rate because they know it is well worth it. Depending on the type of property we manage, in just a year or two, with our ability to reduce expenses and increase revenue, we pay for ourselves. 4) Our clients are loyal. In the many years I have owned this business, the only clients who have asked us to stop providing property management services, needed to sell the property, and usually, they have asked us to help them sell it as well. Very few property owners want to do what we do. They have accomplished what only 10% of other homeowners have done: they own a rental property. Now they do what 90% of investment property owners do: hire a capable management company. 5) There is room for improvement in this business. We are growing quickly in property management because we are bringing 3 things to this business that have been woefully absent: transparency, added value and economies of scale. We will be upfront, open and fair about our pricing and fees. We will provide value added programs that differentiate us from the hundreds of other companies. We will offer more aggressive pricing because we will be a regional company, not a small "mom and pop" local business. There you have it: 5 reasons. I could add another 5 but that may be for another day.
