An Industry First: The Better Tenant Guarantee

We are rolling out our 6 Performance Guarantees over the next few months, and every guarantee means that if we don't do our job as promised, we pay a price. Perhaps the most exciting guarantee is our Better Tenant Guarantee. It is fairly straightforward guarantee: if a tenant we place in your property fails to pay as agreed or materially breaches the contract, we will evict that at our expense. That's right, we will pay the legal fees to removed that tenant. This can run in the thousands of dollars. Your base management fee will increase 1% per month, so if you are paying 5% a month, it would increase to 6%. That is a small price to pay for peace of mind. But if we recommend a tenant, we should stand behind that recommendation with our pocketbook. Too often property management companies are cavalier about the tenants they place in your property because if the tenant stops paying or violates the contract, it only cost the company the lost property management fee while the owner foots the bill of both lost revenue and the expense to evict that tenant.
