One of our goals is to implement technology improvements whenever and where ever possible. Under our "Tenants" section you will now note "Apply Online". After trying to read the messy writing of thousands of applications to rent, we have finally made the form savable to a PDF file. A potential tenant can now complete this form by typing in the information, save it, and then forward to us for review. We still need to have a copy of a paystub and perhaps a bank statement, but at least filling out this form in hand is no longer necessary. Once we have received a completed application, and should we decide to approve that application, we still need to run our credit and criminal background check on our management software. This costs $25, but this can be paid online through our paypal account. We will forward a copy of this report to the tenant for their records. Even if they have supplied us with their own version of a credit report, we need to run a criminal background check on any prospective tenant. We would only run this report if we have been supplied us with all the other documentation and after a tenant had been tentatively approved subject to this check. As long as no material criminal history pops up (there is a question on the application "Has applicant or any proposed occupant ever been convicted of or pleaded no contest to a felony?") we will move forward with executing a contract with that applicant. We will continue to use technology to improve our customer service and the experience of our owners and tenants to do business with us.
